How to choose wood flooring: a room-by-room guide

Choosing wood flooring is one of those decisions that feels straightforward until you're standing in a showroom with seventeen different boards in your hand and a builder waiting on a delivery date. The wrong call costs money twice: once when you buy it, and again when you replace it.

This guide cuts through the noise. Answer five quick questions, then follow the evidence to the right floor for your home, including where solid, engineered floor, laminate or SPC vinyl might serve you better than real wood.

How to choose your wood flooring at Tile Merchant

  • Which room is this for? (kitchen, hallway, living area, bedroom, utility)
  • Do you have pets, kids, or heavy footfall?
  • Is underfloor heating (UFH) installed or planned?
  • What's your maintenance tolerance? (wipe-and-forget vs occasional oiling)
  • How long do you plan to stay in the property?

Your answers point to a shortlist, not a single product. A busy kitchen with UFH and two dogs narrows the field considerably, and often points away from real wood altogether, toward engineered wood or SPC vinyl. A master bedroom with no heating system and light use opens the field wide, including solid wood. Keep your answers in mind as you read through each section below.


Solid, engineered, laminate, or SPC: which actually works in real homes?

Solid wood flooring is exactly that: a single plank of timber from top to bottom, typically 18–20mm thick. Engineered wood has a real hardwood top layer (the "wear layer") bonded to multiple layers of plywood or high-density fibreboard underneath. That layered construction is what matters in everyday use.

Laminate isn't wood at all, it's a high-density fibreboard (HDF) core with a printed decorative layer replicating a wood grain, topped with a clear wear-resistant layer. Because the "wood" is a photographic image rather than a veneer, it can't be sanded or refinished, but it's significantly cheaper and, in rigid-core formats, dimensionally stable enough for most rooms.

SPC (stone plastic composite) vinyl goes a step further on stability. The core is a rigid blend of limestone powder and PVC, which means it doesn't expand, contract, or react to moisture the way timber-based products do. Like laminate, the wood-look surface is a printed layer under a wear layer, not real timber, so refinishing isn't possible, but the trade-off is a floor that's effectively waterproof and unaffected by humidity swings.

Solid wood makes sense in stable, dry conditions with no underfloor heating and where you want maximum refinishing life. In most Irish homes, where ambient humidity fluctuates and UFH is increasingly common, engineered wood is the safer structural choice among the "real wood" options. Where budget, moisture exposure, or long-term stability matter more than having genuine timber underfoot, laminate or SPC vinyl are worth putting on the shortlist, not as a downgrade, but as the appropriate tool for the conditions. Species and durability: pick wood for your lifestyle

Every natural wood species has a different hardness rating measured on the Janka Hardness Scale, which records the force (in lbf) needed to embed a 0.444-inch steel ball halfway into the wood (Wikipedia). The higher the number, the harder the floor.

Practical benchmarks to know:

  • Red oak: 1,290 lbf (a common baseline)
  • White oak: 1,360 lbf
  • Hard maple: 1,450 lbf

If you have pets or young children, start with species at or above white oak's hardness. Claw scratches and dropped toys are constant; softer species like pine (below 1,000 lbf) will show wear quickly and will disappoint you within a few years. White oak and hard maple are realistic starting points for a busy household. Harder exotics offer more protection but often at a premium price.

Walnut sits below oak on the Janka scale and is better suited to lower-traffic areas where its rich colour pays visual dividends without taking punishment.

Laminate and SPC don't use the Janka scale, there's no solid timber to test. Instead, durability is rated by AC (Abrasion Class) for laminate, on a scale from AC1 (light domestic) to AC5 (heavy commercial), and by wear-layer thickness for SPC, typically measured in mm. Finish choice: matte, satin, oiled, or site-finished

The finish determines how scratches look over time, how easy cleaning is day-to-day, and how much work is involved in future maintenance.

Lacquered/UV-oiled (factory finish): Most prefinished boards arrive lacquered or with a UV-cured oil. Lacquer is harder and easier to clean. Scratches on lacquered floors tend to show as white lines against the board's colour. Oiled finishes integrate into the wood and scratches are less visible, but the floor needs periodic re-oiling (typically once a year in high-traffic areas).

Matte vs satin: Matte finishes hide daily dust and footprints better and are currently the more popular choice for family homes. Satin and gloss finishes show every smear. If you're cleaning floors with children or pets in the house, matte is your practical choice.

Site-finished floors are sanded and sealed after installation, giving a seamless finish across the whole room. The trade-off is time, dust, and the need to vacate the room during application and curing.

For engineered floors, the number of times the floor can be sanded depends directly on the wear-layer thickness. A 3mm wear layer allows fewer sandings than a 6mm one. Always check this specification before buying, especially if you're planning to keep the floor for 20+ years.

Laminate and SPC finishes work differently since there's no real wood to sand or oil. Both are available in embossed, textured, or embossed-in-register finishes, where the surface texture is aligned to the printed grain pattern so the floor looks and feels closer to real timber underfoot. There's no re-oiling schedule and no refinishing option, the wear layer is what protects the floor for its whole life, so a thicker wear layer is worth paying for on a floor you expect to keep for a decade or more.

Underfloor heating compatibility: don't guess

You can use wood flooring with underfloor heating, but the rules are non-negotiable. Engineered wood is the preferred choice among real wood options for UFH because its layered construction handles the temperature cycling that causes solid wood to expand and contract unevenly.

Key technical limits to know:

  • Maximum floor surface temperature: 27°C (The Solid Wood Flooring Company)
  • Engineered wood moisture content must be below 8% before installation over UFH (The Solid Wood Flooring Company)
  • Do not allow room humidity to fall below 45% RH during operation (V4 Wood Flooring)
  • Allow a 10mm expansion gap around the perimeter of the room (Warmup UK)

Before installation, confirm with your installer:

  • Is the subfloor screeded concrete or anhydrite? Both require moisture testing and, for anhydrite, a sealing coat.
  • What is the UFH thermostat control approach? A slow ramp-up and ramp-down protocol (typically increasing by no more than 1–2°C per day) is standard practice before and after installation.
  • Has the UFH been commissioned and run for at least 21 days before flooring goes down?

Skipping these checks is the single most common cause of wood floor failure over UFH.

Laminate and SPC over UFH are generally more forgiving, but "generally suitable" isn't the same as "always suitable". Always check the specific product's datasheet rather than assuming compatibility across a range. Two figures matter: the manufacturer's maximum surface temperature (often similar to engineered wood, but not guaranteed) and the product's tog rating, which measures thermal resistance. A high-tog underlay insulates the heat rather than letting it through, so UFH-rated products specify a maximum combined tog for the floor and underlay together.

Moisture, acclimatisation, and subfloor checks

According to Wagner Meters, normal moisture content of wood ranges from 7% to 19%, but the ideal moisture content for wood flooring before installation falls between 6% and 9%. Wood delivered straight from a warehouse and laid immediately is a risk. It needs time to reach equilibrium with the room's conditions.

Acclimatisation typically takes between 3 and 7 days for engineered wood and up to 14 days for solid wood, though this varies by product and environment. Leave boards loose in the room (not stacked flat in unopened boxes) and check with a calibrated moisture meter before proceeding. Your installer should be doing this; if they're not, ask.

For concrete subfloors, a moisture reading above 75% relative humidity (using the in-situ probe method) is generally considered too high to proceed. Anhydrite screeds have different thresholds. Testing isn't optional; it's the difference between a floor that lasts and one that cups or gaps within a season.

Laminate and SPC change this calculation. Laminate's HDF core still contains wood fibre, so a short acclimatisation period (typically 48 hours, check the manufacturer's instructions) is still worth doing, and subfloor moisture testing still matters, the core can swell if it sits on a damp subfloor. SPC's stone-plastic core doesn't absorb moisture, so acclimatisation is largely about temperature rather than moisture equilibrium, and it's one of the few flooring types genuinely suitable for basements and other moisture-prone spaces without extensive subfloor conditioning. The subfloor itself still needs to be clean, dry, and level before installation to get a long-lasting finish


Board width, grain, and style: making rooms look cohesive

Wider planks (180mm+) make small rooms look larger by reducing the number of visible seams, but they can make a narrow hallway look disjointed if the proportions aren't right. Standard widths (100–140mm) work in almost any room and tend to be more forgiving on subfloors that aren't perfectly level.

Grain and colour tone matter across connected rooms. If your kitchen opens into a hallway which leads to a living area, keeping the same species or at least the same colour temperature (warm vs cool) across the run prevents the home from feeling chopped up. You don't need identical boards everywhere, but jarring contrasts between adjacent rooms are hard to undo without pulling floors up.

Herringbone and chevron patterns add visual interest but require more material (typically 10–15% extra waste allowance) and take longer to install. Factor both into your budget before committing.

Laminate and SPC ranges have caught up on style. Both are now available in wide-plank formats, embossed-in-register textures, and herringbone or chevron-effect designs, so matching tone across a solid wood living room and an SPC kitchen next door is realistic. Check colour and grain against a physical sample rather than a screen image, since printed finishes can vary more than natural timber batches do.

Room-by-room recommendations

Kitchen and dining: Choose engineered wood with a hardwood species at or above white oak on the Janka scale, or SPC vinyl if you want a fully waterproof floor with no moisture risk from spills. A lacquered or hard-wearing oiled finish is more practical here than a very soft oil finish on real wood. Spills happen daily; the finish, or the core, in SPC's case, needs to handle them.

Hallway and stairs: This is the hardest-working floor in the house. Dent resistance matters most. Specify the hardest species you can afford if going with real wood, use a durable lacquered finish, and ensure transitions between floor types are flush-fitted to avoid trip hazards. AC4-rated laminate or SPC are both strong alternatives here given the footfall.

Living areas: More flexibility here. You can prioritise aesthetics and comfort underfoot. Wide planks with a matte oiled finish look excellent and the traffic is lower. Engineered or solid wood both work if moisture conditions are stable; laminate is a practical, budget-friendly option if you're flooring a large open-plan space.

Bedrooms: Solid wood is a reasonable choice here if conditions are dry and stable. Softer species are acceptable. Acoustic performance (with a good underlay) matters more in bedrooms than anywhere else. Basements, utility rooms, and moisture-prone spaces: Avoid real wood entirely unless you can guarantee controlled humidity year-round. These are the environments where wood will move, warp, and ultimately fail. SPC vinyl is the more sensible choice here. Its waterproof core is built for exactly this scenario, and porcelain remains the other reliable option.


A pre-purchase checklist

  • Confirm whether the product is solid wood, engineered wood, laminate, or SPC, and check the relevant durability spec: wear-layer thickness (mm) for engineered and SPC, AC rating for laminate
  • Check finish type and what maintenance routine it requires
  • Confirm the installation method (floating, glue-down, nail-down, click-lock) matches your subfloor
  • Budget for underlay, expansion trims, threshold bars, and adhesive separately — note that some SPC ranges, like ours, include underlay attached to the board, which removes this cost
  • Calculate your m² accurately: measure length x width for each area, add them together, then add a waste allowance of 8–10% for straight-lay and 12–15% for herringbone or chevron

Can I use wood flooring with underfloor heating?
Yes, but engineered wood is strongly recommended over solid wood. The maximum surface temperature must not exceed 27°C (The Solid Wood Flooring Company), the floor's moisture content should be below 8% before installation, and a 10mm perimeter expansion gap is required (Warmup UK).

Does engineered wood need acclimating?
